How We Repair & Protect Your Membrane or Rubber Roof
Single-ply roof systems are typically a reinforced or rubber membrane that is used as the topmost surface of your flat or sloped roof. These membranes come in a variety of names, including Hypalon, TPO, EPDM, Modified Bitumen, and more. Over time, these membranes begin to wear, may develop holes, and might even have seams that begin pulling apart, allowing water to enter. WHAT WE DO
1. Pressure Wash
Our pressure washing is not your average power wash. Our high-pressure, industrial-grade equipment removes any debris that may be on the roof and scrubs the surface to ensure there is nothing between the membrane and the coating to be applied. If needed, a rinsable primer will be used to clean away any aging residue, and the roof is rinsed.
2. Urethan Base Coat & Seam Reinforcement
Once the pressure washing is complete, we spray-coat the roof with an aluminized urethane which bonds solidly to the material as the first layer of protection. During this process, we seal off all seams in the membrane by applying the urethane base coat and overlaying it with a mesh fabric that reinforces the seams and ensures that they will not pull apart with the expanding and contracting of the roof material. The base coat we use is Aldocoat 384 and is applied at approximately 1.5 gallons for every 100 sq. ft.
3. Silicone Top Coat
Once the urethane base coat is applied, we spray on a white, silicone top coat which bonds strongly with the underlying urethane to create a durable, weather-resistant, and professional finish for your roof. Schultz Roofing uses Aldocoat 395 as a strong top coat which is applied at 1.5 gallons for every 100 sq. ft.
The white color and semi-reflective surface of the finished roof increases energy efficiency for your building and can result in additional long-term savings.
